Marana SEO: Call the Consultant Who Knows Both Sides of Town

I'm David Cragg. I've worked in search since 1990, including work for Fortune 100 companies, and today I put that experience to work for small businesses in the Tucson metro, one zone at a time. Marana is one of the fastest-growing towns in Southern Arizona, and it is really two markets sharing one town name. This page covers what I look at here before I take anyone on.

What to Have Ready When You Call

A ten-minute call goes a lot further if you have these in front of you:

• The exact address on your Google Business Profile. Including the city and ZIP it shows. In Marana that might say Marana, Tucson or even Oro Valley, and I explain why below.
• Which side of town pays your bills. The Gladden Farms side, Dove Mountain, or both. They are different customers.
• The two or three jobs you want the phone to ring for. Not everything you do. The work that makes the month.
• The competitors you keep losing to. Names, if you know them. If you don't, I'll find them.
• Your Town of Marana business license renewal date. It renews every year, and I'll explain why I want it on the calendar.

In a growing town, new competitors show up every month. A new subdivision opens, and within a year there are five more pool companies, three more landscapers and a handful of window tint shops all claiming to serve it. Most of them look the same on Google: a thin profile, a template website with the town name swapped in, and a few reviews. That sameness is the opening.

Professional SEO is how a small business stops looking like everyone else. In practice that means:

• A Google Business Profile built for the searches that pay. The right primary category, real services, real photos and posts that go up before the season starts, not after.
• Pages only you could have written. A page that explains how you handle a builder warranty handoff in Gladden Farms beats a page that says "we serve Marana" every time.
• Reviews that name the place. Customers who mention Dove Mountain or Marana in their own words tell Google where you actually work.
• Clean technical work underneath. Correct schema, fast pages and consistent listings, so nothing undercuts the rest.

Your competitors can copy your prices. They have a much harder time copying a year of steady, specific work that Google has already rewarded.

Marana grew from about 1,500 residents when it incorporated in 1977 to roughly 52,000 in the 2020 census, and the Census Bureau put it above 62,000 by mid-2024. Much of that growth landed on former cotton farms. But the headline number hides the most useful fact about this market: the two main ZIP codes look like different towns.

Oro Valley's home service market is about replacing systems in houses built in the 1990s. Marana's is about houses that are brand new. Redfin has recently shown around 200 new homes for sale in Marana at a median near $449,000, with Gladden Farms, Dove Mountain Resort, Skyranch and Heritage Highlands at Dove Mountain among the popular neighborhoods.

New owners buy a predictable list of first upgrades:

• Pools and pool fencing
• Backyard landscaping and irrigation
• Window tint, blinds and shutters
• Garage floor coatings and storage
• Help when the builder warranty runs out and something fails

That last one is a search most contractors never write for. A plumber or HVAC company with a clear page about what happens after the builder warranty ends is answering a question thousands of Marana homeowners are about to ask.

Every town north of Tucson has an address problem. Marana's has a twist. Redfin's new-home listings for Marana mix addresses that say Marana, AZ 85653 and 85658 with ones that say Tucson, AZ 85743, and some even say Oro Valley, AZ 85742. The same development can show up under three different city names.

It isn't just houses. Tucson Premium Outlets sits in Marana at I-10 and Twin Peaks Road, and its own address reads Tucson, AZ 85742. If a shopping center that size carries a Tucson address, your shop probably does too.

That doesn't mean you change your address. Your listings have to match the post office and each other. What it means is that the rest of your signals have to tell Google where you really work: a service page that is genuinely about Marana, a Google Business Profile service area that names it, and reviews from customers who mention it on their own. I build those without touching an address that is already consistent everywhere.

Marana requires a business license for anyone providing goods or services in town, whether the business is located inside town limits or not, and the license has to be on file before you start. A standard license is $60 new and $40 a year to renew.

The two details that matter for SEO are the ones most owners forget:

• It expires every year. The town calls it unlawful to operate with an expired license, and a $10 late fee is added once a renewal is 15 days past expiration.
• Changes must be reported within 10 days. Any change to owners, location, contact information or other details on the application has to be updated with the town within 10 days.

I use that same 10-day habit for your online listings. If you move, change your phone number or add a partner, your Google Business Profile, your website and your major citations should be updated inside the same window you update the town. Mismatched listings cost rankings, and they are one of the easiest problems to prevent.

Marana's building checklists ask for a sewer receipt from the right jurisdiction, which can be either Pima County Regional Wastewater Reclamation or the Town of Marana, or septic paperwork from Pima County for homes on septic. Some projects also need a Floodplain Use Permit from the town's Engineering Department.

For plumbers, septic companies and builders, that is content gold. A homeowner who doesn't know whether their neighborhood is on town sewer, county sewer or septic will search for it. A page that explains which agency handles which part of town, in plain language, answers the question before your competitor does and earns the call.

Marana's own planning director has said the town's biggest draw is the freeway: people can live in Marana and work anywhere in the region. That makes Marana a commuter town, and commuters search differently from Oro Valley's retirees.

In my experience, working households tend to search before work, on the drive home and on weekends, and a lot of those searches happen on a phone. That changes the job. Click-to-call has to work on the first tap, your hours have to show evening and Saturday availability if you have it, and online booking matters more here than it does across the mountain.

Google's local results change with where the searcher is standing, so I don't check from my desk. In Marana I check from three points: Gladden Farms on the northwest side, Tangerine Road at I-10 in the middle of town, and Dove Mountain Boulevard on the northeast side. If the same business holds all three, it owns the town for that trade. If the pack changes from one point to the next, there is room to take it.

Because Marana's two sides are so different, the gap between Gladden Farms and Dove Mountain is often where a small business finds its first win. Call, tell me your trade, and I'll run the three checks while we're on the phone.
